What it covers

What home insurance covers

A standard homeowners policy (HO-3) covers four things.

  • Dwelling. The structure itself, at replacement cost.
  • Personal property. Your contents, on and off the premises.
  • Personal liability. Injury or damage to others that you are responsible for.
  • Additional living expense (ALE). Hotel and meals while the home is uninhabitable after a covered loss.

General information, not a policy. What a policy pays depends on its form, endorsements and limits, and on carrier underwriting.

Common gaps

What it does not cover

The exclusions and gaps that most often catch people out.

  • Flood. Excluded from every standard homeowners form. It needs a separate NFIP or private flood policy.
  • Earthquake. Not covered without an endorsement.
  • Sewer and drain backup. Usually needs its own endorsement.
  • Wear and deferred maintenance. Ordinary wear, rot and maintenance are not insured events.
  • Business property. Covered only up to a small sub-limit on a homeowners policy.

Rhode Island

Rhode Island specifics

Rhode Island has over 400 miles of coastline. Being outside a mapped flood zone is not the same as being safe: many Rhode Island flood claims come from rain and drainage, not storm surge. Ask us to pull your flood map before you decline flood coverage.

NFIP flood policies generally have a 30-day waiting period before they take effect, so flood coverage cannot be bought once a storm is forecast.

Many coastal Rhode Island policies carry a separate hurricane or windstorm deductible, often a percentage of the dwelling limit rather than a flat dollar amount. It is listed on your declarations page.

Owner-occupied two- and three-family homes are common in Providence and are often written on the wrong form. If you rent out units in the building you live in, see our landlord page.

Questions about home insurance

A standard homeowners policy covers four things: the dwelling, your personal property, your personal liability, and additional living expenses if the home becomes uninhabitable while it is repaired.

Flood damage is excluded from every standard form and needs a separate NFIP or private flood policy. Earthquake needs an endorsement.

It is worth asking. Many Rhode Island flood claims come from rain and drainage rather than the ocean, and a standard homeowners policy excludes flood wherever the house is.

NFIP policies generally take 30 days to become effective. Lenders usually require flood insurance on federally backed mortgages in high-risk flood zones.

It is a separate deductible that applies to hurricane or windstorm damage, often set as a percentage of the dwelling limit instead of a flat amount. Check your declarations page so you know what you would pay before the policy responds.

No. You pay the carrier's filed rate either way; the commission is already inside the premium whether an agent placed it or a website did. What changes is whether one company priced your risk or several did, and whether anyone re-shops it at renewal.

There is no fee for a Gilbane quote and no obligation to move.
